The following lots are available; however, the previous renter of each site is afforded the opportunity to either sell or remove any trailers and structural upgrades (sheds, decks, etc.) prior to the start of the subsequent camping season (May 1st); otherwise, they may choose to renew their term until then, so be prepared to negotiate directly with them. If an agreement cannot be reached and the renter decides against lease renewal, the lot must be restored to its original state and the respective holding tank will be listed for sale.
Certain lots have been identified by the county of Wetaskiwin as exceeding the permitted building regulations for campgrounds and RV resorts, assessing them accordingly; therefore, please be advised that modest fees relative to property tax increases and the associated risk coinciding improvements pose on the park, namely a potential unfavorable rezoning, have been introduced and are available for review on our website. Overages include covered decks, Arizona rooms, park model trailers, bunk houses & cottages, carports, permanent gazebos, over-sized and an excessive number of sheds, and should be taken into consideration during negotiations. Tenants may sell or remove unwanted improvements prior to the start of each new camping season to avoid corresponding charges if they so choose.
New tenants will also be required to pay a $1,000.00 damage deposit, which will be refunded upon termination of the lease so long as their site was properly maintained and left in a well-kept condition, the lease agreement was adhered to, and all outstanding balances have been paid. Our annual rates are $3,000.00 for 30 ampere sites and $2,800.00 for 15 ampere sites, plus GST, which includes utilities and year-round storage; however, the resort itself is only open seasonally from May 1st to September 30th, weather permitting. All trailer and upgrade sales are subject to management approval, so please refrain from exchanging currency and/or title until it has been received.
