The following lots are available for lease; however, the previous renter of each site is afforded the opportunity to either sell or remove trailers and structural upgrades (sheds, decks, etc.) prior to leaving, so be prepared to negotiate directly with them. If an agreement cannot be reached before the start of the camping season (May 1st) and the lease is not renewed, then the lot must be restored to its original state, and the underground holding tank will be listed for sale.
 
The County of Wetaskiwin has identified certain lots as exceeding the permitted building regulations for campgrounds and RV resorts in the region and has assessed them accordingly; therefore, be advised that modest fees relative to property tax increases and the threat coinciding improvements pose on the park, particularly an unfavorable rezoning, have been introduced and are available for review on the rates page of our website. Overages apply to such structures as covered decks, Arizona rooms, park model trailers, bunkhouses, cottages, carports, permanent gazebos, oversized sheds, and an excessive number of storage units, which should be considered during negotiations. Tenants may sell or remove unwanted improvements prior to the start of each new camping season to avoid additional charges.
 
New tenants will also be required to pay a $1,000.00 damage deposit that will be refunded upon lease termination so long as the site is properly maintained and left in a well-kept condition, the lease agreement was honored, and no outstanding balances remain. The lease includes utilities and year-round storage, but the resort itself is only open seasonally from May 1st to September 30th, weather permitting. All trailer and upgrade sales are subject to management approval, so refrain from exchanging currency or title until an endorsement is obtained.
